A step-by-step guide to buying property on the Costa del Sol

From the first viewing trip to collecting your keys at the notary — the complete Costa del Sol purchase process explained for international buyers.

Buying in Spain is safe and well-regulated — but the process differs from home, and knowing the stages in advance removes almost all of the stress. Here is the journey from first search to keys in hand.

1. Define the brief and view efficiently

Area, budget, orientation, outdoor space, rental potential: a clear brief means a focused shortlist. Most buyers find their home over one or two viewing trips of two to four days. Browse our current listings to calibrate what your budget buys in each area.

2. Get your NIE and open a Spanish bank account

The NIE (foreigner's identification number) is required for any property purchase — read our NIE guide. A Spanish account makes completion payments and utility direct debits far simpler.

3. Appoint an independent lawyer

Your lawyer — independent of the seller and the agency — verifies ownership, charges, licences and community status before you commit a cent beyond the reservation. Budget around 1% of the purchase price. We can recommend established English, Spanish and Scandinavian-speaking firms.

4. Reserve, then sign the private contract

A reservation deposit (typically €6,000–€10,000) takes the property off the market at the agreed price. After due diligence, you sign the private purchase contract (arras) and pay 10%. From this point both sides are firmly committed.

5. Complete at the notary

Four to eight weeks later you (or your lawyer with power of attorney) sign the public deed before a notary, pay the balance, and receive the keys. Your lawyer then registers the deed and transfers the utilities into your name.
