A seller's timeline: from listing to notary

How long does a Costa del Sol sale actually take? The realistic timeline stage by stage — marketing, offers, reservation, private contract and completion.

"How long will it take to sell?" is the first question every seller asks. A well-priced Costa del Sol home typically completes four to six months after listing. Here is where that time goes.

Weeks 1–2: preparation and launch

Professional photography, floor plans, the energy certificate and multilingual listing copy. Your property is published on the major portals and distributed to collaborating agencies across the coast through the MLS — this network effect is where most buyers come from.

Weeks 2–12: viewings and offers

Serious interest concentrates in the first six weeks. Expect viewing activity to follow flight patterns: weekends and school holidays are busiest, and buyers often need a second viewing on a later trip before offering. Every offer should arrive in writing with the buyer's position (cash, mortgage, sale-dependent) so you can compare more than the number.

Offer accepted: the reservation contract

The buyer signs a reservation document and pays a deposit (commonly €6,000–€10,000) that removes the property from the market. Their lawyer then carries out due diligence — registry, licences, community, debts — which usually takes two to three weeks.

The private purchase contract (arras)

Signed roughly three to four weeks after reservation, with the buyer paying 10% of the price. Under the standard arras penitenciales, a buyer who withdraws loses the deposit; a seller who withdraws returns it doubled. From here the sale is very secure.

What Can Delay a Property Sale in Spain?

Several factors can make a sale take longer than expected.

The most common is an asking price that is too high compared with competing properties. Today's buyers have access to thousands of listings and can compare prices very quickly.

Other potential delays include incomplete property documentation, planning discrepancies, unregistered extensions, outstanding community debts, mortgage cancellation issues and buyers who have not properly arranged their financing.

Preparing these matters before launching the property can prevent a transaction from becoming unnecessarily complicated once a buyer has been found.

Completion at the notary

Usually four to eight weeks after the private contract, depending on the buyer's financing. On the day, the remaining balance is paid, keys are handed over, and ownership transfers. Your lawyer settles the Plusvalía and, if you are non-resident, the buyer retains 3% for the tax office.
