The location: beachfront in La Duquesa

Vesta Mare sits where La Duquesa meets the sea, next to the historic Duquesa Castle and with direct access to the beach. Very few new-build projects are available right on the sand in this part of Manilva, which is a big part of its appeal.

  • Beach: the Mediterranean is on your doorstep, with a promenade for walking and cycling.

  • Duquesa Marina: the marina, with its waterfront restaurants, bars, shops and leisure facilities, is just minutes away.

  • Duquesa Castle: the historic castle beside the development gives the area its character, and its surroundings are part of an ambitious heritage project.

  • Sabinillas and Manilva: the traditional town of San Luis de Sabinillas, with its shops, cafés and services, is close by.

  • Golf: La Duquesa Golf and other courses are within a short drive.

  • Further along the coast: Estepona, Sotogrande and Gibraltar are all within easy reach.

It is a location that combines the calm of a coastal village with the energy of a marina, and keeps the best of the western Costa del Sol within reach.

A Roman museum on your doorstep

One of the most unusual features of Vesta Mare is its heritage. Roman archaeological remains were found on the site, and they will be preserved and displayed in an interpretive museum on site, beside the homes. For residents, this adds a cultural attraction that few developments can match, and it offers an alternative to the usual “sun and beach” experience.

Architecture and design

Vesta Mare is designed around light, views and outdoor living. Reported features include:

  • Sustainable architecture and premium finishes

  • Open-plan living and dining areas that open onto terraces

  • Designer kitchens and generous natural light

  • Direct or open sea views from many homes

  • Private gardens for ground-floor apartments

  • Rooftop spaces with uninterrupted Mediterranean views on penthouses

  • Personalisation options, with a service that lets buyers choose finishes, layouts and furnishing packages

Amenities and lifestyle

Vesta Mare has the kind of shared facilities you would normally expect from a resort:

  • Infinity-edge swimming pool overlooking the Mediterranean

  • Children’s pool in a separate, safe area

  • Spa and wellness area, with a Turkish bath, sauna and massage room

  • Fully equipped indoor gym

  • Multipurpose room for co-working, meetings or events, and a residents’ lounge

  • Central plaza and landscaped gardens

  • Underground parking with assigned spaces, and private storage rooms included with each home

  • On-site Roman museum

These facilities make Vesta Mare a complete place to live, whether you are staying for a few weeks a year or all year round.

Why buy at Vesta Mare?

1. A rare beachfront location. New-build homes directly on the beach are scarce in Manilva, and Vesta Mare is one of very few developments to offer them.

2. Heritage and character. The Duquesa Castle next door and the on-site Roman museum give the development a story, which sets it apart from standard new builds.

3. Resort-style facilities. An infinity pool, spa, gym, co-working room and plaza make everyday life comfortable and flexible.

4. A choice from one to four bedrooms. Compact apartments, family homes with big terraces, ground-floor gardens and rooftop penthouses suit different budgets and plans.

5. A developer with a track record. Grupo ABU has more than 25 years of experience and has delivered over 3,500 homes in Spain, with 11 projects on the Costa del Sol.

6. Design your home. The personalisation service lets buyers choose finishes, layouts and furnishing options, so the home fits your taste.

7. A growing area. Idealista’s reports show asking prices rising strongly in Manilva, at about €3,043 per square metre in September 2026 (up around 11% on the year), and in Puerto de la Duquesa at about €3,598 in June 2026 (up around 22%). A frontline beach location and new-build specification come at a premium to that resale average, which reflects the position. Past performance is no guarantee of future results. See our western Costa del Sol market guide for the latest figures.

8. Time to plan. With completion estimated for Q2 2029, you can spread payments over the construction period, with stage payments that should be protected by bank guarantees. Your lawyer will confirm the details.

Who is Vesta Mare for?
  • Second-home buyers who want a beachfront base with services and amenities close by

  • Permanent residents and downsizers who value walkability, a marina and healthcare nearby

  • Families who want a pool, a children’s area and space for guests

  • Investors attracted by the beachfront location, who should take advice on rental rules, licences and costs

How to buy

  1. Choose your home from the available apartments and penthouses.

  2. Reserve it with a reservation payment and agreement.

  3. Get your NIE number and appoint an independent lawyer to check the paperwork.

  4. Sign the purchase contract and pay the agreed stage payments, which should be protected by bank guarantees while the building is under construction.

  5. Complete at the notary when the development is finished and register the home in your name.

If you will own the home as a non-resident, annual Spanish non-resident taxes apply. You can estimate them with EasySpanishTax.
