The location: Las Mesas, Estepona
South Sand is on Calle Hungría in Las Mesas, on an elevated plot that gives panoramic views over the town and out to sea. The developer describes it as about three minutes by car from the centre of Estepona, and agents emphasise how close the everyday amenities are.
Marina and beaches: Estepona’s marina, seafront promenade and beaches are close, with direct access to quiet, cosy stretches of sand.
Shops and restaurants: supermarkets, cafés and restaurants are nearby, so most daily needs can be met on foot or with a very short drive.
Sports and leisure: the Las Mesas Sports Club is close by, and the wider area offers polo, padel, water sports and the Sotogrande golf courses.
Town centre and old town: Estepona’s old town, with its flower-lined streets, murals and plazas, is a short drive away.
Roads: quick access to the A-7 and AP-7 makes Marbella, Sotogrande and Gibraltar easy to reach.
Las Mesas is also home to other new developments, including Las Mesas Collection and Las Mesas Sea Suites, which makes it one of the most dynamic residential areas in Estepona.
Architecture and design
South Sand has a contemporary architectural style that blends with its Mediterranean setting. Every home is planned around light, space and the terrace. Reported features include:
Spacious open-plan living rooms that lead directly onto large terraces
Open kitchens with an island, fully equipped, with a separate laundry room
Generous bedrooms and bathrooms, with fitted wardrobes
Double glazing and a ventilation system that filters and renews the air
Underfloor heating and air conditioning in many homes
Energy-efficient design and sustainable construction
Panoramic views, with most homes facing the sea, the town or the mountains
Amenities and lifestyle
The shared areas are designed for relaxed, year-round living:
Outdoor swimming pool for adults and a children’s pool
Indoor heated pool, for swimming even in the winter months
Fully equipped gym
Gastro bar and multipurpose social room with kitchen, for gatherings with neighbours and friends
Co-working space for residents who work remotely
Landscaped Mediterranean gardens, planted for low water consumption
Putting green for golf lovers
Bicycle parking, and underground parking with a storage room for each home
It is rare to find an indoor pool, a gastro bar and a putting green in a development of this size, which is a big part of South Sand’s appeal.

Why buy at South Sand?
1. Resort-style facilities. An indoor heated pool, outdoor pools, a gym, a gastro bar and a putting green make this a development where you can enjoy a full lifestyle without leaving home.
2. Space inside and out. Large terraces and spacious layouts give you the outdoor living that the Costa del Sol is known for.
3. A well-known developer. South Sand is built by Aedas Homes, an established national developer, which adds confidence for buyers who are purchasing from abroad.
4. Ready this autumn. With delivery expected in autumn 2026, you will not wait years for the keys, and you can see the finished building before you commit.
5. Views and orientation. South and south-east facing homes on an elevated plot bring light and views of the sea, town and mountains.
6. Close to the marina and the sea. The marina, beaches, shops and restaurants are all nearby, and the location is convenient for both holidays and daily life.
7. Parking and storage included. Each home comes with a garage space and a storage room, which is a real benefit in Estepona.
8. Estepona has momentum. Idealista’s September 2026 report puts average asking prices in Estepona at about €5,021 per square metre, around 17% higher than a year earlier, and still below Marbella. Past performance is no guarantee of future results, but the town’s appeal to international buyers is clear. See our western Costa del Sol market guide for the latest figures.
9. Strong demand. Most of the 74 homes have already found buyers, a sign of how popular the development has been.
