How to prepare your Costa del Sol home for sale

First impressions decide viewings. A practical, room-by-room guide to presenting your Costa del Sol property so it photographs beautifully and sells faster.

Buyers on the Costa del Sol often view eight to twelve properties in a single trip. The homes that stand out are rarely the most expensive — they are the ones that feel cared for, bright and ready to move into. Here is how to get yours there before the photographer arrives.

Start outside

Terraces and gardens sell homes here more than kitchens do. Pressure-wash the terrace tiles, oil any wooden furniture, replace tired cushions and make sure the pool (private or communal view) looks its best in photos. If your property has a sea or golf view, trim anything blocking it.

Declutter, then declutter again

  • Clear kitchen counters completely — leave one bowl of fruit at most.

  • Remove personal photographs; buyers need to imagine their own life in the rooms.

  • Empty half of every wardrobe. Full storage reads as "not enough storage".

  • Store away winter items, dehumidifiers and clothes racks.

Fix the small things

A dripping tap, a cracked tile or a blown bulb costs little to fix but plants doubt in a buyer's mind about how the whole property has been maintained. Walk through your home as if you were the buyer and list every small defect — then resolve them all in one weekend.

Light and air

Before every viewing: open all shutters and curtains, switch on lamps in darker corners, and air the property for twenty minutes. Homes that have been closed up between owner visits develop a stale smell that owners stop noticing but buyers detect immediately.

Paperwork ready

Have your energy performance certificate, community fee receipts and IBI receipts to hand — serious buyers ask for these early, and a seller who produces them instantly signals a clean, straightforward transaction. See our guide to the documents you need before listing.
